30 years ago, I discovered a little-known but highly lucrative business that was 200-years old but brand new to me. The business is a subset, a very small part of the traditional real estate business.

Here’s how it works. The States, all 50 of them, are managed by the legislature, and the legislature makes the laws. They mandated that all property owners must pay taxes on their assets. You and I would probably call that a wealth tax.
The local county is authorized to levy taxes and to try and collect those taxes. If the property owner fails to pay property taxes, the treasurer is authorized to seize, to confiscate the property and then resell it at a public auction.
Nationwide, millions of properties will be sold at tax defaulted auctions.

Here’s what you’d be surprised to hear. The auction prices and bidding will start at the back-delinquent taxes, which could be as low as 5 or 10 cents on the dollar when compared with the market prices.
This means county governments are selling properties for discounts of 60%, 70%, and 80%.
Additionally, the treasurer will cancel, that is delete the mortgage or deed of trust loan on the property.
In the United States, over 3,000 local county governments will sell tax defaulted properties at auction for pennies on the dollar.
Anyone can attend. The only qualification is that you’ll need money to buy at the auction.

Finding money isn’t a big problem when you can purchase homes, farms, and commercial properties for 10 cents, 20 cents and 30 cents on the dollar with no mortgage or deed of trust loan.
The auction properties are not just built, bright and shiny, new paint, new roof, and new landscaping. These are slightly abused and used properties.
Some are junk. Don’t buy junk. A few will be ready to move in.

For example, I have purchased properties with nice homes sitting on 5 acres with 35 to 50-foot evergreen trees around the building, 5-bedroom homes with hardwood floors and 75-year-old oak trees.
The purchase price of these properties was 20 and 30 cents on the dollar.
The county does not want these properties. The county wants the tax revenue payments. Real estate will be auctioned to the highest bidder, and the county will use the revenue to pay the police, firefighters, school teachers and all the county bills.

A recent student purchased a home for only $8,000. The property was a 4-bed, 1-bath, 50-year-old, livable property. The student cleaned it up, touched up the paint, sold the property and generated $37,500 in profit.

Will all of the properties sell for that? Absolutely not.
