Today I’m answering your question about how to invest in tax liens, and I’ll put you on the right track. 

Thousands of investors are searching for a safe, secure and predictable way to make money.  

It seems almost everyone needs extra revenue, and real estate tax lien investing is the perfect way to earn it. 

You can invest while sitting at your computer. All of the process, from the property tax lien search to purchasing the lien, can be accomplished online from your kitchen table using a laptop computer.  

HOW TO INVEST IN TAX LIENS AT AUCTIONS

In over 3,000 counties across the United States, there will be 5,000 auctions. They are all mandated and administered by local county governments. 

Approximately half of the counties will sell tax lien certificates, and the remaining half of the counties will auction the property with the starting bid at the auction being very close to the amount of the delinquent taxes. 

This allows auction bidders to receive discounts of 60%, 70% or 80% below the tax assessed stipulated value. 

So in a nutshell, about half of the counties sell tax lien certificates which pay you interest.  The other half of the counties confiscate and resell the properties to the highest bidder. 

HOW MUCH MONEY CAN AN INVESTOR MAKE WITH TAX LIENS?

You’re on the right path when you study tax lien certificates. 

Is real estate tax lien investing profitable? Yes, this is a proven and tested money-making system. 

It was created as a result of mandated state legislature and local county rules. It’s a collection system for delinquent back taxes.  However, it benefits all who participate. 

Tax lien certificates pay the investor outrageous interest rates:

  • 16% in Arizona
  • 18% in Florida
  • 24% in Iowa
  • 36% in Illinois

How much do you need to invest in tax liens? Investors can start with only $50 or $500, or you can invest as much as $50,000 or $100,000. The amount of tax lien funds you invest is up to you and your budget.

This is a safe, secure investment. It’s perfect for the little guy or gal who wants security and safety. 

The rewards are outrageous, and if for some reason, the property owner does not pay for the certificate, the certificate owner will be awarded the tax lien property.

So can you buy a home by paying back taxes? Yes, you absolutely can.

HOW INIVESTING IN TAX LIENS HELPS HOMEOWNERS AND COMMUNITIES

In my opinion, all states that sell tax liens are flexible and benevolent, and the state understands life’s problems. 

For example, the states that sell tax lien certificates do not evict the property owner. The owner is not thrown out of the property, which means the certificate purchaser does not get immediate possession of the property. 

The government’s position is that they are waiting for the property owner to get a new job, recover from sickness and solve family problems. 

When you purchase a tax lien certificate, you pay for someone else’s property tax.  That helps the county pay bills, helps the investor earn a generous interest rate, and it allows the property owner to maintain possession of the property.  

When you’re learning how to invest in tax liens, you must know the rules and do your homework.  

Each state has its own rules regarding tax lien certificates, and counties within the state may have different unique rules regarding interest rates. 

None of this is complicated.  The prospective investor can simply review the county website or purchase a local newspaper to find a tax lien properties list.  

HOW DO I LEARN TAX LIEN INVESTING?

The business of investing in tax liens may be learned in weeks.  If you prefer to do it yourself, you can.

My experience has taught me to be cautious. For example, most people fail to look at tax lien properties.  That’s a red flag. 

If the tax lien was written on a property that’s a concrete drainage ditch, I doubt you’d realize that without looking, and if you purchased that certificate, I doubt the concrete drainage ditch is going to produce a return.

If you end up with the property, what will you do with a concrete drainage ditch? This sounds bizarre and ridiculous, and some may say it’s impossible. However, I have attended many auctions and watched bidders purchase without looking. 

Buyer beware.  The same person could purchase a home that burned down by buying a tax lien certificate.

The county may not be aware that it’s burned down, and I’ve never seen anyone purchase and get their money back. Obviously, that’s not a good outcome.
