Simply explained, the local county will have real estate properties with unpaid taxes. The state legislature requires the county to levy taxes on each property and collect property taxes.

The local county officials will attempt to collect taxes, and most property owners will pay taxes on time.

If the property owner fails to pay property taxes, the county will confiscate the real estate, then the county will announce and conduct a tax defaulted property auction. At the auction, the property will be sold to the highest bidder.

The county treasurer is authorized to sell the property to earn enough money to pay the delinquent taxes. They do this quickly.

The county treasurer conducts the auction and will start the bidding on the property at very close to the delinquent back taxes.

The county does not care about the value of the property but only cares about collecting the back-delinquent taxes. Many properties have starting bids of 5 or 10 cents on the dollar of the property’s assessed value..

The property probably is not brand new or just built. More than likely these are used and abused properties. Some are junk. Don’t buy junk. Others may be move-in quality.

The treasurer has been given power by the legislature and the board of supervisors or county commissioners to cancel, that is, delete and remove the mortgage or deed of trust loan.

This is a public auction. Anyone can buy. The only qualification is you must have money to pay for the property at the time of the auction.

The business challenge is that all of the buyers are good at buying. The challenge is selling, which is another whole ball game.

Brokers are anxious to offer help. Most investors hire a broker, and the broker will register the property within the Multiple Listing Service (MLS).

The smart money has educated themselves and will use multiple sources of media in addition to the Multiple Listing service, for example, Craigslist, eBay, Zillow, Trulia, Facebook Marketplace and dozens of electronic sites.

Auction buyers have a competitive advantage. Their advantage is that they purchase in most instances significantly below the comparable market values. The starting bids are 10 and 20 cents on the dollar.

It’s not unusual for the local county to sell a delinquent property for 60%, 70%, or 80% less than the comparable values. Additionally, the property will have no mortgage or deed of trust loan.

The purchase price is low, and the sales price will reflect profits of $25,000 and even $50,000.
