Nationwide, all 3000+ county governments are separate taxing entities. That means they have their own rules, and most importantly, they have the power to levy tax and collect taxes.

The treasurer of the county is authorized to levy and collect taxes. If a property owner fails to pay property taxes, the treasurer is mandated to confiscate the property.

All of this is sanctioned and supervised by the board of supervisors or the county commissioners. They will have the treasurer seize and then auction the property.

How Can I Invest at Tax Delinquent Property Auctions?

The treasurer will sell the property at a public auction to the highest bidder. Anyone can attend.

Local governments do not want delinquent real estate. In order to rid themselves of the property, they discount it and sell at bargain prices.

These properties may be used and abused. After all, they are delinquent on taxes.

The county will auction these properties at 60%, 70%, or 80% or more below the tax assessed value and market value pricing.

Over 5,000 Auctions Nationwide

Small population counties will have dozens of tax defaulted homes, residential lots, and even small farms.

In large population counties, entrepreneurs will find hundreds of properties, single family homes, vacant residential lots, and possibly small office buildings, all being auctioned for pennies on the dollar.

Many auction properties are junk. Don’t buy junk. Other properties will just require clean up.

The treasurer will start the bidding at a number close to the back taxes, and these properties can be sold for starting bids of 10 cents to 20 cents on the dollar.

This is taking place online and offline simultaneously.

Get Mortgage-Free Property at a Tax Sale
