Over 200-years ago, the government created a challenge for anybody that didn’t pay their property taxes. That challenge simply is this. If you don’t pay your taxes, the government is going to confiscate your property.
We have over 3,000 counties in the United States, and all of those counties must charge property tax to pay their bills.
If they’re going to charge property tax and you don’t pay it, they’re either going to issue a tax lien certificate, or they’re going to confiscate the property.

About half of those states will confiscate the property. When they do, they don’t want to keep it. They’re going to evict the property owner and then put the property into the marketplace at 10, 20 or 30 cents on the dollar.
Imagine buying properties at that price and with no mortgage. That’s the way they’re sold.
Where are you going to get a discount like that on real estate? It’s very hard.
Some county auctions will have 1,500 or 2,000 properties, sometimes even 2,500 properties. Every county in the United States will have properties to sell.
HOW TO INVEST IN REAL ESTATE WITHOUT BEING A LANDLORD – TAX LIENS AND TAX DEEDS
This business is huge. There are over 5,000 auctions every year.
All 3,000 counties will have regular auctions. The starting price for these properties is usually the amount of the back taxes, and these properties have no mortgages.
That means you’re buying for a huge discount and paying only 10, 20, maybe 30 cents on the dollar of the tax assessed value. You’re buying at rock bottom under the market value.

You’re going to be able to buy it low and sell it low. However, what if you decided to buy it low and then sell it with installments?
You’ll need a lot of margin to sell using installment contracts of 5 to 25 years. You’ll make the money on the margin between the purchase and the sale and then again when you finance the property.
You can get checks coming in again and again. I happen to like that system of selling on installments.

So, what do I do? I buy it low, then I sell it on installments. That simply means I’m going to put my money in a small investment, then over a period of 2 years, 3 years, 5 years or 10 years, I’m going to be getting a check every month.
What if I invested $3,000 or $4,000 and then I sold it for $60,000? That’s a lot of margin, and that’s happening every day in the tax defaulted property business.
Why does this work and others don’t talk about it? You are creating value. Value takes time. It’s not fast.
Purchasing a tax defaulted property and putting it back into the market is a value of proposition. Financing using installment sales opens up 20% to 30% of a market that the bankers won’t touch. You are creating value.
