So how much do you need to invest in real estate?

Imagine for a moment, purchasing real estate for 20 or 30 cents on the dollar, and also, visualize that real estate having no mortgage.  This is happening every day across the United States.

Nationwide, local county governments manage to confiscate thousands of properties that are tax defaulted. 

These properties were privately owned. They have been seized and are on the way to a public auction due to nonpayment of property taxes.  The auction will begin at the low price of the back taxes plus a few fees for late payments.

What’s going on here?  The local county needs money to pay county employees and to fix the roads and take care of the court and legal system. 

The state legislature mandates that the local counties be responsible for the police/sheriff, firefighters and school teachers. 

This adds up to many large revenue needs at the county level, and the money the county needs to pay bills comes from local property owners.  All property owners are required to pay property taxes. 

If the county government has no revenue, it will fail as a legitimate operating entity.  

HOW MUCH DO YOU NEED TO INVEST IN REAL ESTATE? – TAX SALES

real estate bidding strategyImagine for a moment a county with hundreds of properties, which have not paid property taxes.  These tax defaulted properties are available in every one of the 3,000+ counties in the United States. 

The county wishes to sell these delinquent properties for only the taxes owed and the delinquent fees.  Simply said, properties will sell with a starting bid of 10 cents, 20 cents on the dollar. 

This is a huge business opportunity for investors.

The state legislature has mandated that the county treasurer levy tax, collect tax, and if property owners refuse or cannot pay tax, to confiscate the delinquent property and sell it at a public auction. 

At these auctions, valuable properties are sold for pennies on the dollar.  

How much do you need to invest in real estate?  The answer is a lot of money if you’re a retail buyer, but not a lot if you purchase at tax sales.

I’ve seen investors use ROTH IRA funds to buy single family homes for as low as \$3,000.  Those same buyers use ROTH IRA funds to clean up and fix up those properties. 

Most sell the property for a profit, while some rent the property, leaving the money in the IRA.

In either case, all of the growth is non-taxable – no tax on the rent and no tax on the profit, as long as the funds remain within the IRA.  It’s not unusual to see a $100,000 profit with no tax.
