About half of the county governments in the United States will hold tax defaulted auctions as the primary method to return defaulted taxes back to the honorable tax roll.

These properties are not wanted by their owners. The property owner has refused or is not able to pay the property taxes.

In the United States, it’s a privilege to own property. The government allows private citizens to own land. To build on it, subdivide it, raise cattle, to use the land as the citizen wants.

All property owners have the same privilege, and all property owners by law must pay property taxes. If the property owner does not pay taxes, the local government will seize and resell the property at auction.

The county doesn’t want the property. They own enough property, for example, parks, roads, stadiums, county buildings, and schools.

The county wants the property owner on the tax roll paying taxes regularly. That revenue pays police, fire departments, builds schools, and pays school teachers. I’m sure you understand.

You do need to know how to structure real estate investment.

A brief real estate investment example is a property valued at $75,000 will be sold with the starting bid for the back taxes. Let’s assume those taxes are $6,000.

Anyone knowledgeable who has the money can attend the auction.

The property has a value that was assessed by the tax collector and approved by the county treasurer. The taxes are delinquent.

Assume the property is sold at auction for only $6,000. That’s less than 10 cents on the dollar.

The margin between the $6,000 purchase price and the sales price is the potential profit.

To continue with our example, ask yourself, would this property sell quickly for $50,000 if it had a tax-assessed value of $75,000?

More than likely you’d answer yes, it would sell quickly.

So, buy low, sell low would generate massive profit.

Now let’s further the example and accelerate the sale process by advertising an installment sale with a down payment of $6,000 and monthly payments for 10 years of $500 a month.

The $6,000 returns 100% of the capital investment. The profit generated is now $500 a month for 120 months which turns out to be $60,000.

The total return on investment from the down payment and the monthly payments is $66,000, and the total investment was only $6,000.
