Today I’ll answer your question, “Where is the best place to invest in real estate?”

If you ask 10 different real estate investors, I’m sure you’ll get 10 different justifiable answers.  As a matter of fact, over the years I’ve been investing in real estate, I’ve changed my mind a number of times. 

For example, in the 70’s, I started with condos and rental houses which I bought from builders who created subdivisions.  Later, in the early 80’s, I learned about apartment rentals, 50 units to start and 300 units at the largest.  

So where is the best place to invest in real estate exactly?

One of my students, who is now a coach, noticed that he could purchase used, sometimes abused, real estate for pennies on the dollar. 

The economy wasn’t booming, and people in the community around him were losing jobs.  The forecast for the economy was not so hot.  The property he researched wasn’t so hot either. 

The starting bid was only pennies on the dollar which compared closely to his own bank account.  His account was low, but he did have almost a dozen credit cards, so that’s what he used.

At the auction, after he registered, he watched other people.

They were purchasing 3 bed 1 bath houses for very close to the back taxes, and the treasurer told the audience that the mortgage had been deleted and was no longer on the property title. 

Finally, he made his move and he bid just pennies. Immediately someone upped the bid. Long story short, a few bids later, and the competitor dropped out.  

Driving from the auction to the single-family home, he stopped at Home Depot and purchased a “For Sale” sign to put on the front lawn.  As he was placing the sign in the dirt, the neighbor from across the street came to visit.

The neighbor had just watched the auction online and was astonished to find out the house sold for only $5,000, and the family had just moved out. 

Drivers saw the sign and stopped to talk. 

He sold that property using an installment contract.  He accepted payments of $350 a month. That’s $4,200 a year for a 10-year installment contract, total value $42,000.

So where is the best place to invest in real estate?  The answer is simple.  Where you can make the most money.  

A former student investor used his credit cards and spent $5,000.  His income annually is $4,200. Here’s an investor who performed the same process 60 times in 6 years. 

The return on investment (ROI) on his $5,000 is an 80% annualized return. 

How does that compare with other types of real estate locations? You should be getting some ideas about getting wealthy.

Looking at real estate is a passive experience.  After all, it’s just a building sitting on a piece of land.

If you put 25 people living in the building or 300 families living in the building, it’s no longer passive; it’s dynamic. It’s a living community that requires control and management and maintenance. 

Put that community in the middle of a rising or a falling economy near a big city, and on one hand, you could have a money machine, on the other hand, you could have a nightmare.  

Keep in mind, when the tide goes out, all the boats in the harbor go down.  Nature controls the tide.  The government controls the economy.  When the government makes decisions, your money is at risk.

Real estate has massive risks especially when you have high leverage, and you assume you can always handle the payments by doing more work or being a better manager. 

Unfortunately, the economy doesn’t always work to your advantage.  

Where is the best place to invest in real estate?  Lots of opinions. Some will say your local neighborhood. Others will say high growth markets. Frankly, the best place is where you find the best deals.

Here’s the big lesson.  You make your money when you buy real estate. I’ll say that again. You make your money when you buy real estate. 

Your strategy is important.  

For example, insurance companies have a long-term perspective.  They buy, and they finance. 

They prefer large office towers, and they are willing to wait for the market.  They also prefer large residential communities. I’m talking about apartments and condo projects.

They have a perspective, they’ll wait for the income to be justified before they sell.

The best place for the average person who wants to build wealth, and simultaneously, live a good lifestyle without waiting 40 years, is the big question. 

The investor/entrepreneur needs money for lifestyle. That means they want money now, not later.  That brings me back to – you make your money when you buy.  

Here’s what works with low risk, and it’s close to recession-proof.  It’s not affected by the fluctuations up and down of the economy.  It’s been successfully proven and tested. It’s not a theory.  

Let’s review. My student invested $5,000, and he has an 80% return each year.  So, at the end of a few months, he has a cash flow machine.  Not very glamorous, however, it works. 

He asked the same question, where is the best place to invest in real estate.  My answer was tax deeds in any community.
