Ways to Invest in Real Estate

Let’s discuss how to invest in homes. One of the great things about real estate is there are many different ways to invest. You have options.

Sometimes you don’t need to own the property to be a real estate investor. For example, some people use professional managers to invest their money and they purchase income properties.

Real Estate Investment Trusts (REITs)

REITs (Real Estate Investment Trusts) are public and open to the small investor. Many allow investors with only $5,000.

These real estate funds are professionally managed. Some purchase residential properties, and others purchase commercial, like office buildings. Still others buy hotels and storage facilities.

Investing in Homes

Newcomers generally start with single-family homes. This is a huge market. Depending upon who’s counting, there are as many as 14 million rental homes nationwide. It’s a big business, and I’ll show you how to invest in homes for big profits.

Other Ways to Invest in Real Estate

There are also farm investments which can be public or private.

Another very popular investment vehicle is vacation homes.

Additionally, if you watch TV, there are many renovators that raise money to purchase mediocre properties and then renovate them into mini-mansions.

Each of these investments has its own risks and rewards.

How to Buy Real Estate at a Huge Discount

I’m Ted Thomas, and for the past 30 years, I’ve been involved in a subset of the traditional real estate business that’s little-known, yet highly lucrative for people who would like to buy these properties and rent them to others. This subset is called tax-defaulted real estate.

“Tax defaulted” simply means that the property owner failed to pay property taxes, and the county treasurer seized the property to sell at a tax defaulted property auction. All 3,000+ county governments are separate jurisdictions and are authorized to auction tax-defaulted properties.

The starting bid at a tax-defaulted auction is usually very close to the back taxes, as low as 10 to 20 cents on the dollar of the tax assessed value. Additionally, the mortgage or trust deed loan on the property will be deleted.

Though tax defaulted properties can be somewhat used and abused, they can be good rental properties.

Making Money in Real Estate the Ted Thomas Way

Now I want to show you how to invest in homes the Ted Thomas way. Keep in mind that my method is to buy low at a tax defaulted auction, then sell or rent low for a quick turnover. Flexible investors can generate massive cash flow utilizing my system.

Many of these tax defaulted properties can be recycled into the marketplace as rentals or sold for bargain prices quickly and profitably. So all of your worry and fear of no money in the future can turn around practically in no time.

This is a process that’s working the best right now to attract the high income you deserve, and it’s taken me over 2 decades of testing, making mistakes and adjusting to develop a perfect system.

An Unconventional Real Estate Investment Strategy

You don’t have to be a pushy salesperson or use high-pressure closing techniques. Instead, you pick the best deals at a tax-defaulted auction and buy for only pennies on the dollar.

You buy low and then you follow my system by selling low at less than the tax-assessed value. That low price will attract property flippers, fixer-uppers, and renovators.

Yes, selling low is a contrarian strategy, however, this system works. It’s been tested in the trenches with real properties and big money on the line.

Remember, if you do what everyone else is doing, you’ll get what everyone else is getting. Don’t be afraid to try something different.

A Case Study of the Ted Thomas Real Estate Strategy

Here’s an example of how to invest in homes the Ted Thomas way.

Two of my students, a married couple, purchased a home at a tax defaulted property auction. They paid $8,000 for a home valued at $55,000.

They didn’t fix up the property, but just spent $4,000 on cleaning it up and then put signs on the front lawn. They also used all the online sales sites possible.

They followed my buy low, sell low strategy, sold it for $35,000 and generated a $23,000 profit in days. Also, the buyer wanted to purchase via a contract for deed installment sale, so the couple generated another $15,000 in revenue from the interest.
