Counties Offer Tax Defaulted Real Estate for Sale

All 50 states have property owners who default on their property tax. People just walk away from their property without paying the taxes.

This is a problem for the local county. Property tax revenue is what pays the county employees and maintains the infrastructure.

The county needs revenue so the solution is to divide up all the bills, and that becomes the money that each property owner must pay. If they refuse to pay taxes, they lose the privilege of owning property.

The treasurer seizes the property and sells it at a public auction to the highest bidder.

How to Get Land Cheap at a Tax Delinquent Property Auction

The starting price at the auction could be as low as the delinquent back taxes, which means bargain hunters like you and me could buy a property for 10 to 20 cents on the dollar.

The county treasurer discounts the property below the tax assessed value. Sometimes it’s discounted to 60%, 70%, or even 80% below the tax assessed value.

The county does not want the property, just the tax revenue, so the properties are sold to the highest bidders which could be you.

It is not unusual for the tax auctions to have land which property owners have defaulted on. From my experience looking at auction lists, about 25% of the properties on the list will be land that the owner would like to sell.
