How to Find Land for Sale by Owner

I’m Ted Thomas, and I’ve been involved in real estate as an investor and entrepreneur for 30 years. I specialize in a subset of the traditional real estate business called tax defaulted real estate.

Today I’m answering your question about how to find land for sale by owner, and the topics I’m going to cover are:

Want to learn how to purchase bargain real estate? Would you like to buy mortgage-free property for pennies on the dollar? Or earn double-digit interest rates secured by real estate? Then you don’t want to miss this FREE Mini Course.

Land at For Sale by Owner Websites

If you want to know how to find land for sale by owner, then starting with all the FSBO (for sale by owner) ads, signs, and listings, should get you off to a pretty good start; however, don’t neglect the newspaper, penny savers or Craigslist, or any of the electronic real estate sites. Many people use eBay to sell real estate and to sell land.

The Multiple Listing Service (MLS) system was originally created to sell houses, however, that has evolved. You can also find land listings on Zillow, Trulia, and Redfin.

A list of websites would be long and use up a lot of your time so I suggest you get on as many email lists and professional real estate selling lists as possible.

Each time you see an offering, respond and leave your contact information. Many private sellers are not aggressive so you may have to follow up numerous times.

What to Consider When You’re Looking for a Property to Buy

What type of land are you searching for? Do you want to build a home? Maybe you want land to produce crops? The question is wide open.

There are many different types of land. Some states are perfect for grazing land, others for row crops and others for wheat and soybeans. What’s your budget? Land for cultivation costs a lot more than grazing land for cattle.

Which state do you prefer? Florida ranks high on states that produce citrus and huge ranches with cattle farms that enjoy green grass year-round. Or maybe you want rural lands, like in Texas, or the open range land of California, Georgia, or even New Mexico.

Are you retiring and want to live in a comfortable rural area? Or do you want to live on a lake or an ocean? There are Florida counties that have as many as 7,000 lakes.

Why do you want to know how to find land for sale by owner? What’s the outcome that you’re searching for? Profits, retirement, or long-term hold? Maybe you have development in mind, or do you just want a bargain?

Buying and Selling Land as an Investor

If you want to know how to find land for sale by owner, then is it because you’re looking for bargain real estate?

I’m in the business because I’m a for-profit investor, and I want to buy bargain-priced land. I look for places where it will be available, and I can sell it quickly. I don’t want a long-term hold; I want to hold short-term. As I say, I am a for-profit investor.

How did I find a market where I can buy bargain properties continuously? Here’s the answer. There is an alternative to traditional real estate called tax-defaulted property. For my students and me, this can be a goldmine.

Counties Offer Tax Defaulted Real Estate for Sale

All 50 states have property owners who default on their property tax. People just walk away from their property without paying the taxes.

This is a problem for the local county. Property tax revenue is what pays the county employees and maintains the infrastructure.

The county needs revenue so the solution is to divide up all the bills, and that becomes the money that each property owner must pay. If they refuse to pay taxes, they lose the privilege of owning property.

The treasurer seizes the property and sells it at a public auction to the highest bidder.

Buying Cheap Land at a Tax Delinquent Property Auction

The starting price at the auction could be as low as the delinquent back taxes, which means bargain hunters like you and me could buy a property for 10 to 20 cents on the dollar.

The county treasurer discounts the property below the tax assessed value. Sometimes it’s discounted to 60%, 70%, or even 80% below the tax assessed value.

The county does not want the property, just the tax revenue, so the properties are sold to the highest bidders which could be you.

If you could buy land for 10 or 20 cents on the dollar and sell the property for 50 or 60 cents on the dollar, would that work for you?

Land for Sale for Just the Back Taxes

It is not unusual for the tax auctions to have land which property owners have defaulted on. From my experience looking at auction lists, about 25% of the properties on the list will be land that the owner would like to sell.

Today we’re talking about how to find land for sale by owner. In this case, the owner is the local county, and they’re willing to sell for just the back taxes.

Also, the county treasurer will delete the mortgage or deed of trust loan prior to selling at auction so buyers are purchasing mortgage-free properties.

Real Estate Land Buyers Make Big Profits With This Strategy

All 3,000+ counties in the United States are authorized to conduct tax-defaulted auctions.

This process and opportunity is not a new business or program. The collection of property taxes has been a normal business function for counties for hundreds of years.

It is not unusual for my student investors to purchase land or real estate, including homes, small farms, and small office buildings, for 20-30 cents on the dollar. Then they proceed to quickly resell those properties by not only buying at a low price, but also selling at a bargain price.

So if you’re asking about how to find land for sale by owner because you’re looking for great bargains on real estate, you can get big discounts on land at tax delinquent property auctions.
