Doing Your Homework on the Prices of Land
It’s common knowledge that oceanfront property is more valuable than small vacant property one mile inland from the beach. Those same concepts work with large tracts of land, and to a certain extent, to residential homes.
Land has a value. Desert land rarely produces revenue, and that’s why we expect low prices for desert land. It’s very uncomfortable to live there in the summer months. The land is cheap, sometimes only $300-$500 per acre.
Compare that to cultivated irrigated crops growing along a warm coastline or timber going in a forest in the state of Washington. They all have major different values.
It’s certainly much cheaper to buy land in west Texas at $300-$500 an acre than trying to buy cultivated land in East Texas along the coast of the Gulf of Mexico at $9,000 an acre. Everything changes depending upon where you are in the United States.
Vacant land in Northeast Maine is really deserted with no roads and no people. The same thing applies to the upper peninsula of Michigan. There’s a lot of residential woody land with no value because it’s too far from the mills that would make the trees into lumber.
Cheap land is cheap land for a reason. Do your homework and determine well in advance what you plan to do with the land. Is buying cheap land worth it? Yes, if you know the best strategies to buy and sell it.
Look Before You Leap When Buying Land
There are dozens of websites that sell land. Savvy investors go slowly to research before they buy. You must work from a plan, and you must know the outcome. It doesn’t matter if you’re looking for cultivated land, timberland, or grazing land, you need to have a plan.
Why are you buying the land? What do you see in the future? Is it usable or unusable? Is it a bargain? Why?
Are you purchasing online? Think about that. Will you have boots on the ground before you buy?
A woman wouldn’t marry a man unless she’s had a good look at him, and it’s the same for buying land. Before you spend your hard-earned money on land in the cheap desert of Oregon, Texas, or New Mexico, make sure you take a look at the property.
How to Find Cheap Land For Sale at Tax Defaulted Auctions
Where is land the cheapest to buy? Let me tell you how to find cheap land for sale at a venue that few people know about. Decades ago, I discovered a subset of the traditional land sales market, called tax defaulted property. It’s no different than regular property, except the owners have failed to pay the property tax.
These tax defaulted properties are sold at auction in all 3,000+ counties in the United States.
Ask yourself, if you could buy slightly used and abused real estate for 10 or 20 cents on the dollar, and you could put signs on the front lawn and small ads on the Multiple Listing Service, eBay, Craigslist, Trulia, Zillow and Facebook Marketplace offering to sell the property for 50 or 60 cents on the dollar to a fixer-upper guy or gal, would that work for you?

Mortgage-Free Property for Sale for Pennies on the Dollar
The state legislature makes the rules in each state, and the local board of supervisors or county commissioners mandate that the county treasurer levy and collect taxes.
If the taxes are unpaid, the county treasurer will push the people off the property and then seize the property to sell it at a public auction to the highest bidder with the bidding starting at the delinquent back taxes which could be 5 or 10 cents on the dollar.
Small population counties will have dozens, or even hundreds, of tax delinquent properties that they will sell for pennies on the dollar. Large population counties will have hundreds or thousands of tax defaulted properties to auction.
The starting bid at the tax defaulted auction is very close to the back taxes. It could be 10 cents, 20 cents, or 30 cents on the dollar of the tax assessed value of the property in order to motivate auction buyers so that the county can rid themselves of the defaulted property. The county treasurer will issue a deed to the highest bidder.
Additionally, the county treasurer will delete the mortgage or deed of trust loan prior to issuing a new deed to the property, so the new auction buyer receives a property free and clear of mortgage or deed of trust loan.
How to Sell Land Fast for Quick Cash Flow
Once you know how to find cheap land for sale, it makes it that much easier to sell it because the profit margins between the purchase price and whatever the winning bidder sells for can be outrageous. Auction buyers can sell quickly at any price the market will pay.
Underestimating the importance of marketing is possibly the biggest mistake entrepreneurs make. This simple blunder can make the difference between a seller being successful or failing.
You must know who your buyer is and whether the pricing is acceptable. Unfortunately, most sellers fail to reach the clients who will buy what they are selling.
For example, it’s not unusual for a property with a tax assessed value of $95,000 to be sold for only $8,000 to $10,000. The auction purchaser can then sell at any price that he or she desires.
Assume the property is sold for $65,000. The amount between the $8,000 to $10,000 purchase price and the $65,000 selling price belongs to the new auction buyer.
