By that I mean they help the property owner because they don’t lose the property right away. They help the county get the money they need, and for you and me, as investors we make money with the investment.

Everybody benefits with tax lien certificates. It’s an honorable and ethical business.

With that said, let’s learn what we’re talking about today. Can foreigners invest in the US real estate? I’m going to go through the details of that.

People come from all over the world to the United States to invest. Why do they do that? Because the republic here allows everyone to own real estate.

In other countries, it’s not quite the same. Those countries control and maintain the real estate, or they don’t allow people to own it. There are all kinds of different rules all across the world.

So, can foreigners invest in US real estate? The answer is definitely yes.

When I discovered that counties would actually sell properties at auction for 60%, 70%, and 80% discounts, I knew I wanted to get into that business.

When I started my career, I started out with tax lien certificates, and then I grew into buying tax defaulted properties.

Tax liens are safe and secure because you invest with the county, and you get a check back from the county. Well, you can believe that a lot of foreigners found out the same thing, and they want in on that business.

I’m going to share some examples with you of different case histories from my files of people that live in foreign countries actually making a lot of money.

I have clients that are in Singapore; I have clients in Bangkok. I have them in Australia and the countries of Europe, like France and United Kingdom, and so on. They want to come here and invest.

Canadians are close by, but it’s still a foreign country with a foreign currency. They want to buy here in the United States. There’s plenty for everyone, and we welcome foreign investment in US real estate, that’s for sure.

Let’s face it, investing is not easy, especially if you’re in a foreign country because they don’t pay the great returns that we earn here in the United States.

When I found out that I could buy tax liens and tax deeds, just like the foreign investors, I wanted in on that deal. You’ll want in on that deal too if you’re in a foreign country.

It takes a little time to understand this market. It’s not a difficult market, but it does, like all markets, goes up and down.

It’s 2021, and I think we’re going to see a lot of inflation in our near future, so real estate will probably take some real big bumps in the next few years.

The point is I think the real estate market is going to rise. It does rise and fall but nothing like the stock market or the tech markets.

So, the United States is a capitalistic country. We welcome people from other countries to invest here.

You can invest in tax lien certificates, and you can buy tax-defaulted property. They’re both sold at public auctions, and you’re always going to be investing directly with the government.

You’re not going to invest with Ted Thomas, and you’re not going to have a broker involved, there’s no middleman. You do it directly with the local government.

They sell tax lien certificates, which are safe and secure, and they also sell tax defaulted property. Both of those are available, and I’ll show you a case history in just a minute on a tax defaulted property.

I’ve been traveling the world and learning it’s different in a lot of different countries, but I can tell you in the United States, you can own any property that you want to own. You just have to follow the rules of our particular country.

If you’re a foreign investor, you can buy in the United States. That’s no problem at all. You just have to follow the rules of the United States. Is that difficult? No, it’s not.

When I made all those travels, everybody really wanted the same thing. They just wanted to have peace of mind. That’s what people are after.

Well, you’ll have peace of mind here because if you get involved with tax liens or tax deeds, you’re going to invest directly with the government and get a check back from the government when you buy tax lien certificates.

When you buy property, you’re going to buy it at a tax defaulted property auction which is a government-controlled, mandated auction.

You buy directly from the government, so that’s going to give you not only the peace of mind that you want, but it’s going to give you the profits you want later on.

I have hundreds of clients in the Canadian provinces and clients in Mexico City, Brazil, and Ecuador. We get a lot of people from the United Kingdom investing throughout the United States in tax liens and tax deeds.

I’m going to go through our case history now and give you just a little brief background.

We’re going to travel in our minds to Saskatchewan, one of the major provinces of Canada, and we’re going to go to Regina. That’s the capital. One of my investors, Kelly, comes from there, and I’m going to use his case study.

He purchased property, and he wanted to learn how to do it in the United States because he wasn’t making the yield he wanted to make in the Canadian provinces.

I showed him how to do this online, so he never left his basement office. Keep that in mind.

I taught Kelly to start out buying residential real estate, so that’s exactly what he did. I told him to buy buildable residential lots. He bought those at a tax defaulted auction, and he paid 15 cents on the appraised value.

The tax assessor had appraised the property at over $200,000. He paid 15 cents on the dollar, and he got a deed to the property. As soon as he had the deed, he went ahead and resold the property. He had a broker do that.

Now, he never left his basement office in Regina, Saskatchewan.

Kelly bought the property, and he could sell it for whatever he wanted, but he wanted to do it quickly. So he followed my step-by-step process, which is simply buy it low, sell it low, and move on to the next one.

Why do I have that strategy? Because there are so many properties available at tax defaulted auctions.

90% of the United States doesn’t even know this is going on, but these auctions are taking place in 5,000 different auctions every single year.

So, here he had a property with a $200,000 value. He sold it low, and he made himself good money. Now he could move on and do another one.

From the same basement office, he did it again ,except this time he didn’t buy a residential lot. This time he bought something that was a little bit more substantial than that.

You can tune into and buy direct here in the United States at these electronic auctions. They’ll explain what the property is.

To buy here in the United States, you just have to have US dollars to do that.

This can be done anywhere that you have an internet connection. As long as there’s an internet connection, you’ll be able to buy these properties.

What did Kelly do? Well, he bought more than one property because he found out that he could do it again and again just by going to different auctions.

He started out with a residential lot, purchased it and resold it.

The next thing he did, if you look at the below image on the right, is he bought a mobile home on a big 5-acre lot with a barn.

Then the last property he bought was really a mansion. You can see the mansion there. He bought that mansion, paid pennies on the dollar for it, and resold it again quickly.

So, the question today is can foreigners invest in US real estate? The answer is definitely yes, and you can do it in all the states and all the counties. There are over 3,000 counties, and half of them will actually sell property.

How do you decide which state to invest in? I would say decide on the property you want. It’s not going to matter which state because if you’re doing it at an electronic auction, you don’t have to worry about that.

You want to worry about what are you going to do about selling it?

Your exit strategy should determine where you’re going to buy, but you can buy any of the auction properties there.

I wouldn’t pick any one state as a preference.
