For decades of my life, I’ve followed a very common way of buying investment property. I would purchase commercial real estate and slowly, methodically raise the rental prices, which simultaneously gave the property more value.

It was a beautiful business because the government allowed depreciation of the building and the building was rising in value. This created massive tax write-offs, very profitable.

What I didn’t know when I started was who was going to manage thousands of apartments and office building tenants.

Properties in different states and different cities required different management teams with dozens of people involved. Traveling from the home office to properties requires substantial air fares and rental car payments.

Commercial real estate generally improves in value along with the inflation. However, management doesn’t always improve at the same rate.

This Is Not a Get-Rich-Quick Scheme

There are dozens of attractive investments. I’m not qualified to teach or guide you on dozens of money-making opportunities. I chose alternative real estate and can reveal from my experience how to make money in a large market that has been available for 200 years.

I must warn you in advance, it’s a marathon, not a sprint. I can confidently say there is a ton of money to be earned, and you can expect abundance in all states and counties in the United States.

Your investment must be in skills. If you have a computer and some savings, you can get started. You can use the same methods the successful people are using. It’s definitely not a get rich quick program.

Why invest in alternative investments? Especially, this one in particular? I’ll give you a little background, then I’ll give you the money stuff.

You’ll see an example of a first-time investor earning a $30,000 profit from a very small investment, and once you learn the process, you can rinse and repeat as often as you want.

In over 3,000 counties and 1400 municipal taxing districts, local governments will conduct real property tax defaulted auctions.

What’s happening is property owners have failed to pay property taxes. If the taxes are uncollectible, the treasurer will seize the property and resell the it at a public auction where anyone can attend and bid.

To assure that the property can be resold, the county will announce an auction at a very low price. For example, the delinquent back taxes could amount to 10 or 15 cents on the dollar.

My point is many properties are sold at auction for 60%, 70%, or 80% or more discounts below their assessed value.

The difference between the auction purchase price and the market value is the potential profit for the entrepreneur purchaser.

For example, a property valued at $200,000 by the tax collector may only have a starting bid of $20,000.

Buy Low and Sell Low

For decades, I’ve used a Walmart discount example and selling process. The formula is very easy. Buy it low at the auction, sell it low and earn a profit. This is contrary to most real estate seminars.

Here’s an example.

A $200,000 property has a starting bid of 10 cents on the dollar at the auction. Let’s assume you bid 20 cents on the dollar which is $40,000. Your potential profit or margin is the difference between the tax assessed value of $200,000 and the $40,000 purchase price.

Now, let’s sell the property to a needy person with a family and call this person a credit-challenged client with a low FICO score. Banks and other traditional lenders reject these clients.

This is a market filled with divorcees, past bankruptcies, and people who have lost employment. The market is large. The buyer needs financing, and the seller enjoys profits on financing.

Use a buy low sell low strategy.

Advertise on Craigslist, eBay, Facebook Marketplace, Zillow, Trulia, the Multiple Listing Service, and put simple signs on the sidewalk: Installment sale $140,000.

The seller accepts a down payment of $10,000 and requires monthly payments of $1,200. This process gives you, the seller, a competitive advantage because you’re 30% below market price. Remember, the purchase price was only $40,000.

If you are willing to accept a lower than market price, lower than market down payment and a quick credit approval, you are in business.
