What is tax defaulted real estate, and what does this have to do with my number 1 real estate investing strategy?

Tax defaulted real estate is sold in all counties across the United States. These properties have been seized by the local government because the property owner did not pay property taxes. Due to the unpaid taxes, the county treasurer is authorized to confiscate and sell the property at a public auction to recoup the delinquent back tax revenue.

These auctions are open to the public and could be held online, offline, or both online and offline simultaneously. Properties are sold to the highest bidder, and the bidding could start as low as only the back delinquent taxes, which could be as low as only 5 to 10 cents on the dollar.

Many properties are sold at 60%, 70%, or 80% below the tax assessed value, and the county treasurer will cancel the mortgage or deed of trust loan so that the property is delivered to the buyer without these encumbrances on the title.

Now I’m going to reveal my wealth-generating real estate investing strategy.

In this business, you make your money when you buy, and you get paid when you sell. Even better, you don’t have to be a pushy salesperson. Simply follow my strategy of “buy low at the auction for pennies on the dollar,” then “sell below the tax assessed value for quick cash flow or receive years of residual income from an installment sale.”

At the tax defaulted auction, you pick up amazing deals for pennies on the dollar. In other words, you buy low. Then you advertise the property for sale for a low price that will attract real estate flippers and fixer-upper folks.

There’s also another whole market of home buyers who have steady good-paying jobs, but they’re rejected by the banks. I’ll discuss this more in-depth in a moment.

How Small Investors Are Making Passive Income in Real Estate

One of my students purchased more than 30 tax defaulted properties and resold them. These properties were advertised on eBay, Craigslist, and Facebook Marketplace to the 25% of the market that’s rejected for financing due to poor FICO scores.

Many of these credit-challenged people have high-paying jobs and years of employment. However, they can’t get bank loans due to a divorce, bankruptcy or other previous credit issue. They need housing, and they’re eager to buy. Used and abused real estate doesn’t bother them. They and their friends will fix up the properties.

Using a simple financing document referred to as a “Contract For Deed,” my student sold tax defaulted property via an owner financing technique called an “installment sale” which is common throughout the United States.

The student would accept a small down payment and receive years of monthly payments on a tax defaulted property purchased mortgage-free at an enormous discount, then repeat the process over and over again.
