My former student located a few dozen properties that were being sold at auctions with starting prices of pennies on the dollar. I mean pennies, 5 cents, 10 cents, 20 cents on the dollar.

That’s 80% below the tax assessor’s appraisal of the value.  

It wasn’t just one or two properties; it was dozens of single family homes and residential lots that were empty. These properties were slightly used and abused.  Some were more than ugly and should be bulldozed.  

It’s a gold mine if you know where they are. Imagine for a moment, buying real estate for a 60%, 70%, or 80% discount below the assessed value.

I’m Ted Thomas, and I’ve been involved in the tax lien and tax deed business for 30 years. The last 25 years I’ve been teaching others and guiding old timers and beginners. 

Let’s get back to my student who purchased a property at a tax defaulted property auction.  This turns into an astonishingly profitable deal. It’s happening every day, and most people don’t know about it.

The tax assessments say the single family home is worth $45,000, maybe $50,000. The auctioneer starts the auction at only $1,500.  Wow!!  Did my student spot a good deal or not?  

The bidding started at $1,500. The next bid was $1,600, and in $100 increments the bidding went back and forth until it slowed down and stopped at $4,900. At that point, my student bid $5,000, and the room was quiet. 

The auctioneer said, “Going once, going twice, going 3 times – sold!! To the guy in the green and red shirt in the 2nd row, bidder card number 1074.” 

Wow!!  He got the single family home with people still living in it for only $5,000.

It’s not the country club, but it’s a livable house. I’d say he spotted a good deal and took action, but let’s not count our money until we sell it. 

I teach people to buy properties low and sell them low, and do it fast.

HOW TO SPOT A GOOD REAL ESTATE INVESTMENT – EXIT STRATEGY

On the drive to the newly purchased property, my student stopped at Home Depot and purchased a few “For Sale” signs.  He threw them in the trunk and continued to the property

As soon as he pulled into the driveway, the neighbor walked across the street and said, “Hi, I watched the auction on the internet. You got a great deal. The former owner moved out at noon today”.  

He recovered the Home Depot signs and put them in the ground. On his “For Sale” sign, he wrote, “Installment Sale available”. 

This statement is like a blinking red light.  Thousands of people have credit problems. This is a sign they look for. 

Banks and lenders won’t touch people with low FICO scores. These are not bad people, and as you know, good people sometimes have bad breaks. Many recover.

The American way is to do it the hard way, and that’s what these people are going through.

HOW TO SPOT A GOOD REAL ESTATE INVESTMENT – AN INSTALLMENT SALE

hand holding houseLet’s review.  We’re trying to spot a good real estate investment. The assessor tells us the value of $45,000 to $50,000. This is not a palace. It’s a livable 3 bed plus 1 bath, and the purchase price is $5,000.

Simple “For Sale” signs placed on the property will get everything started. 

Next, my guy puts an ad on Craigslist followed by Facebook Marketplace and eBay, and that starts the phone ringing.

Days later, after numerous lookie-loos look around the house and see that it is slightly used and abused, a buyer shows up.

The new potential buyer is willing to buy and to pay taxes and insurance. He is even willing to do some fix up.  However, we’re really interested in money.

The new buyer is willing to pay $350 a month, which turns out to be $4,200 a year plus taxes and insurance.  

HOW TO SPOT A GOOD REAL ESTATE INVESTMENT – RETURN ON INVESTMENT

Wow! Let’s review this again. A $5,000 investment and first year return of $4,200.

The buyer was willing to buy on an installment contract for 10 years. 

10 years x $4,200 = $42,000, and my former student only invested $5,000.  All of this because he knew how to spot a good real estate investment.  

HOW TO SPOT A GOOD REAL ESTATE INVESTMENT – A BUSINESS OF ABUNDANCE

The truth of the matter is tax deed and tax lien investments have been available and sold at public auctions for 200 years. 

This is a business of abundance. All 3,000+ counties across the United States sell either tax lien certificates or tax deed properties.

My student just followed a proven and tested system that I have been teaching people for 25 years.

This is a safe, secure business that works for the little guy, even a newcomer.
