The Booming Florida Real Estate Investment Market
Is buying property in Florida a good investment? The sunshine state is growing, and the state government is positive about keeping it growing. The housing markets across the state are good investments, and I’ll take a minute and tell you why.
Florida has a large influx of newcomers who are exiting states which have high personal income taxes, and in many instances, cold weather.
Florida is a no-state-tax environment. The current political atmosphere is conservative and pro-business, and everyone seems to be happy with the economy.
Florida is growing. The market is going up due to the economic times, and experience reveals that when markets go up and go up too quickly, they are usually followed by some economic or even recession changes.
Everyone knows it’s easier to buy at the bottom than at the top. Buyers should be cautious and not get caught up in a frenzy.
The Best Places to Invest in Real Estate in Florida
What area in Florida is best to buy for real estate? If you’re wondering about the best places to invest in Florida, I can assure you there are many. The big picture of real estate in Florida is this – you have a lot to choose from.
Prices are high in the southern part of the state and considerably lower in the northern part of the state. From the Mobile Alabama, Tallahassee Florida line to Jacksonville, there are lower prices. The Palm Beach, Fort Lauderdale, and Miami area are booming, and the prices are significantly higher.
Orlando, Kissimmee, Sandford, and Central Florida are well known because of Disney and the massive growth over the past 15 years. This is another excellent real estate market.
On the gulf side of Florida, St. Petersburg and Tampa, this metro has over 3 million people and is changing and growing rapidly. South of Tampa – Sarasota Fort Myers to Naples is another expensive but vibrant market.
Where are the best places to invest in Florida? My answer is broad because all of the markets are showing promise for the future and sky-high rents and prices.
What is the hottest real estate market in Florida? Of course, you want to pinpoint and know an exact answer. That’s impossible for me at this time because all the markets are good and growing.
Where to Find Cheap Investment Property
I’ll show you how I solved the problem of finding the best market, and you can do the same. Some of the profits people are making are just short of unbelievable.
30-years ago, I discovered a subset of the traditional real estate market. This subset always produces an abundant amount of real estate. What am I talking about? I’m talking about homes, small apartment properties, small office buildings, farms, or even subdivisions or open land which is tax defaulted real estate.
The big difference in this subset from the traditional market is all of these properties are unwanted by their owner, and the owner has defaulted on the property taxes.
You want to know about the best places to invest in Florida. As an investor, if you can buy real estate for discounts of 60%, 70%, and 80% or more of the tax assessed value, the market should be considered.
Keep In mind I’m not discussing buying to live on the property or dream homes on the beach. I’m talking about investment properties you are buying for ROI (return on investment) which should be elevated if you’re buying real estate with large discounts and only paying 20 cents or 30 cents on the dollar.

Getting the Best Real Estate Deals
Nationwide in over 3,000 counties, property owners are defaulting on real estate taxes. The consequence is that the county treasurer will seize the property, push the people out of the property, and then resell the property at a public auction with the starting bid at very close to the delinquent back taxes.
Further, the county treasurer will cancel the mortgage or deed of trust loan as part of the auction. This applies to all 67 Florida counties.
I have students that I’ve trained that purchase properties for less than 20 cents on the dollar.
What’s best for you? I don’t know. I do know that for 30 years, I’ve guided many student investors. I’ve shown them the process to earn $25,000-$50,000 on one deal, and they’ve done that during a very short holding period of less than a year.
Learn How to Buy Florida Investment Property
We teach students to buy low at tax-defaulted auctions and then sell at a profit, but lower than the market value, to get cash and go on to do it again.
Tax defaulted properties are sold at auction. Every property will not be a steal. Some bidders will bid too much money. With a small amount of training, buyers can purchase at bargain prices.
Counties with large populations, like Miami Dade, will have an auction monthly with about 200 properties. Many properties will have values of over 1 million dollars.
The small population counties will have dozens, sometimes hundreds, of properties, and you can expect residential homes and vacant lots. Around 25% of each auction will be land.
This is not a new business. Tax-defaulted properties have been auctioned to the public for over 200 years. It’s a perfect place for the little guy to get started. Margins are exceptional, and there are over 5,000 auctions scheduled annually.
