In my opinion, starting a business with a high-tech product certainly should be considered a high yield investment. I’m not sure about the low risk. The Small Business Administration (SBA) says 80% of all new businesses fail in the first 5 years.
Stocks are unbelievable. Just think, if you had purchased Apple or Google or Amazon or Facebook 10 years ago, what would that stock be worth now.
I’m a conservative investor and entrepreneur. And I’m answering your question about what the best low risk high return investment in2022. That’s a tough one to answer. So many things can affect your investment. The weather is turn sour and there is a hurricane. The economy could fail. The politics could be difficult to live with. The governments change. Sometimes they are good, sometimes they are bad.
Inflation is increasing at rates as fast as what we witnessed in the early 80s. Gas prices are through the roof. This means everyone in America is paying more. A family man has less to spend on his family. Food costs more. Heating costs more.
What is the best low risk high return investment? My crystal ball tells me that I can’t forecast the gold market or precious metals or the stock market or the futures market because I’ve limited my time and effort to studying real estate.
Is Real Estate the Best Low Risk High Return Investment?
Here’s a solution that works for me, and has worked for hundreds of my students throughout the past 30 years. The economy is on a roller coaster, it’s up and it’s down. Sometimes it goes sideways. All of the guru’s and experts are making predictions. And it all sounds like they are very savvy. I’m not so sure they have any control.
Here’s what you can do and hundreds of others that I know personally did before you and they had very little education and they welcomed the low risk and high return investment opportunity.
A Subset of Real Estate Investing: Tax Defaulted Property
Across the United States each of the states have divided themselves into smaller government entities which are called counties. These local counties are each separate taxing entities. And separate governments which are managed by county commissioners or board of supervisors.
The legislature of the state requires each of those counties (3000) to mandate and levy property taxes and the collection of property tax is up to the county treasurer. If the property tax is uncollected, the county is authorized to seize, actually confiscate, take the property away from the owner. Once the seizure is completed, the county will announce and sell at a government public auction those defaulted properties to the highest bidders.
The good news is the property is not sold for market or retail value at the county auction. The property is auctioned that is sold to the highest bidder which may be only the back-delinquent taxes and a few fees. Buyers should expect starting bids of 10 cents and 20 cents on the dollar.
There is more good news. The county treasurer is authorized that is, mandated by the legislature to cancel, delete, terminate the mortgage or trust deed loan. Auction buyers purchase mortgage free property for the highest bid.
A Case Study: Kelly
Kelly purchased a residential buildable lot in Riverside County California for only 15 cents on the dollar. It was appraised for $229,000. Kelly sold that property for $55,000 and generated a $20,000 profit in 60 days. That’s high yield.
He purchased a second property near Seattle Washington. In this instance, he paid $132,000 for a large property of more than five acres with a home and a barn in an excellent location. At auction he paid cash. The mortgage/trust deed was cancelled. A short time later, less than 120 days, he sold that property for $280,000. This was a low risk, high return investment because he was purchasing at bargain basement prices.
Low risk, high return investments through tax-defaulted property is available in 3000 counties across the United States. Property auctions are conducted annually in most counties.
