Yes, You Can Buy a Tax Lien Online
Tax lien certificate auctions are held online, and you can purchase tax liens from anyplace where you have an internet connection. You don’t need to be located in the United States, and it’s not even necessary to be a US citizen, in order to buy tax lien certificates for sale online.
Most of the process can be done online. The auctions are posted on the county website along with a list of the tax lien properties for sale. Additionally, the list can be found in the local newspaper.
Every property on the list will have the APN (assessor’s parcel number), which is unique to the property. When it comes time to bid at the auction, the tax lien certificate will be announced by the property’s APN number.
Researching a Tax Lien Property Online
You can also use the APN to research the property, which can be done online. Simply enter the APN into the county website to access the property records. A wealth of information can be found there, like number of beds and baths, square footage, zoning info, mortgage and tax information.
There may or may not be images of the property there, and images may or may not be current. So you’re not done doing your due diligence. You need to view the property.
Vet the Property’s Physical Condition Before Buying a Tax Certificate
Tax lien certificates sales are final. You won’t be getting a refund from the county. If the certificate is not redeemed, you will end up owning the property. That’s why it’s important to vet the physical condition of the property and the neighborhood by going out and taking a look at it.
If you can’t go yourself, you can have someone else like a broker do it for you and send you photos. Never purchase tax lien certificates for sale online without knowing the current condition of the property. You don’t want to be stuck with a property that is junk.

Randy: This is Ted Thomas. He’s an authority on tax lien certificates and tax auctions, and he is going to tell us right now how to purchase tax lien certificates for sale online. It seems so easy, Ted, I can purchase tax lien certificates for sale online? I can purchase a tax lien, right from home, right online for something that’s in three, four, five, 10 states away from me? Tell me. Tell us.
Ted: Absolutely. You can buy tax lien certificates for sale online from outside the United States. I have clients in Canada. I have clients in the United Kingdom and in Mexico city. You name it, I have them. All over the Pacific, the people want to buy tech. So all you have to do is, I’ll give you a couple of steps.
Ted (cont’d): Number one, you want to find the county website, where they will have an auction list. Now, I’m showing you in a newspaper, the same auction list. This one here is for Duval County and has about 30,000. The list is going to give you a number. Every property has a social security number. You’ve got one; the property’s got one. They call it an assessor’s parcel number.
Ted (cont’d): So you’ve got that number, and now you just type that into the computer in that county. It will take you right to that property. Sometimes they’ll have a picture, but what they will have is all the information about it. It’s a three bedroom, two bath, and 1,800 square feet. 18-years old and has this mortgage on it. It has this and that, everything about the property.
Ted (cont’d): Taxes in default. That’s how it got on the list because it was in default. When the auction starts, and that number comes up, you can just bid on it. You can bid online. You do the whole thing online. We teach classes on how to do that. We have five people, and there’s one every day to teach you how to buy online. So you can just go there, go to that number and you can buy that tax certificate. Or you can just give the money to them.
Randy: Yeah, but it’s not that easy though because you’ve talked about that. When you’re buying tax lien certificates for sale online, there’s something you want to do between finding that property and actually buying it.
Ted: Oh, if you’re really going to be sophisticated, and you’re really going to make sure that you make money, you’re going to have gotten the address from the county records. Then you’re going to either call a broker there or a friend and say, “Can you get down there and look at so and so, take some pictures? Is that property okay?”
Ted (cont’d): Someone’s going to call you back and say, “No, it burned down. There’s nothing there.” Whoa! You don’t want something that’s burned down. That neighborhood is going bad. You don’t want that neighborhood. No. You see it’s all drug dealers. No, no, no. You don’t want to go there. “My wife was afraid. She put the windows up in the car.” That kind of stuff. So you don’t want that.
Ted (cont’d): You don’t want to buy anything if you don’t have boots on the ground. You need to check it out. It’s as simple as that. You can do that sitting on your rusty dusty on your computer. We pioneered that seven years ago. We’ve been doing that for seven years, and we have people that teach it every day. Every single day we have someone to teach that.
Randy: What are some of the other risks of getting into this without getting an education on how to do it?
Ted: Well people, for some reason, think prayer is a business strategy. They’re praying that they’re going to get rich when they buy, but prayer is not a good business strategy.
Randy: No, I don’t think it is.
Ted: I have people, and I’ll tell you, 50 or 70 percent of them never look at the property. Then they come crying to me, “Can I fix it? Can I get an attorney and fix it?” Yeah, you can get an attorney and just use up a lot more money.
Ted (cont’d): It’s a county auction, a government auction. They’re not screwing around. You paid your money, and they’re not giving back to you. You got the property, and you have to wait until that thing goes to auction again to get rid of it. Or you might just end up owning it. You own that turkey. When you buy it at the auction, you own it.

As we talked about on another one of these videos, Ted, it’s sort of like if you’re assessing a stock or something.
