In all states across the USA, local county governments are struggling to pay the daily bills of the county, and they need revenue.

These counties are struggling because hundreds, sometimes thousands, of property owners fail to pay property taxes. This shortage of revenue is a big problem for the local county treasurer because the revenue from property taxes is mainly used to pay county employees and maintain infrastructure, like roads, hospitals and libraries.

Cheap Investment Properties Sold at Public Auctions

If a property owner fails to pay property tax, the treasurer will confiscate the property, evict the owner, and sell the property at a public auction.

The starting bids at the auction may be as low as the delinquent back taxes, about 10 cents or 20 cents on the dollar. These properties are sold at auction to the highest bidder.

Additionally, the treasurer will cancel the mortgage or deed of trust loan, so the highest bidder will receive a property with no loan encumbrance.

In large and small counties, this same process takes place. Property is confiscated and then resold at 60%, 70%, 80% or more below the tax assessed value with no mortgage or deed of trust loan.

The book you see me holding is an auction list for Los Angeles County, California. The list is over 1,000 properties. It’s not unusual for auctions to have 1,000 properties that must be sold because the government needs to collect the revenue.

In a local county just north of Tampa, Florida, one of my student investors spent $9,100 at a tax-defaulted auction to purchase a single family home that had a tax assessed value of $91,000.

He checked the comparable values (comps) and determined the market value to be $150,000 or more, yet he spent less than $10,000.
