After the first year, you can begin foreclosure or let it roll, and if you let it roll then the penalty goes to 30%. Ted shares details of a different student named B.R. who found a property listed at auction for just $326.03 plus incidental fees for a final purchase price of $1803, which he subsequently rented out for $500 a month.

In the second section of the episode, Ted brings in coach Bill Beddoes from Michigan. Bill will be going to a large tax deed auction in Tulsa, Oklahoma soon, and he shares how he is preparing for the auction. He describes the types of properties he expects to find and discusses his strategy for the kinds of properties he plans to target at auction. He discusses how weather issues in Oklahoma are probably going to suppress turnout at the auction. Bill shares how he meets with students to prepare them for the auction. Bill shares why it is important to visit properties to view them firsthand. Bill explains why not every property will sell at auction, and he shares how his personal record is purchasing 31 properties at a single auction.
