- Tax lien certificates, which pay interest rates of 16%, 18%, 24%, or even as much as 36% via government-issued checks
- Tax defaulted real estate, which are properties sold at public auctions for as low as 10 cents on the dollar and with no mortgage or deed of trust loan.

Why Tax Defaulted Properties Are Profitable Investments
Local counties across the USA are selling tax defaulted real estate mortgage-free for just the back delinquent taxes.
The tax auction property will be sold to the highest bidder. However, that bidder is purchasing in many instances at 60%, 70%, or 80% below the assessed value. The margin between the purchase and the sale price is your profit.
The investor is given time to evaluate and determine the condition of the property, at least on the outside, and determine a selling price prior to their purchase. If the margin between the low purchase price and the hoped for selling price is good enough, you’re in business.
Financial independence is realistic if you’ll follow the system I’ve outlined in my course material.
An Example of Investing in Tax Defaulted Real Estate
Here’s an example of both the risks and rewards. At a tax deed auction, I bought a property for $140,000 and assumed that my exit strategy would be a sale at $350,000 to $400,000. I ended up selling the property for $280,000.
What happened? When I purchased the property, the county issued a quitclaim deed, which is not unusual. This meant that the condition of the property and any defects in the title were my responsibility.
I employed an attorney to get a quiet title, but the process took 13 months due to a retiring judge who needed to be replaced. This cost me months of cleaning, landscaping, heating, snow removal, taxes and security bills.
During this time, the real estate market fell substantially. Ultimately, I solved my problems and made a $140,000 profit. However, this could have been a distressing situation if it happened to a newcomer.
